  How We Charge for What We Do

Our Flat Fee and Discount Commission structure for Residential Home Sales


First you need to know:
Many traditional agents are charging 7%
The Listing Agent will split the 7% with a Buyers Agent
if one is involved similar to this example:
The Listing Agent receives 4%
The Buyers Agent receives 3%
If there is no Buyers Agent involved the Listing Agent receives the entire 7%
Commissions are Negotiable and Not Set By Law


Option A: Limited Service Listing
(For Sale With Owner)

Administration Fee Payable at Listing: $295.00
MLS: Included
Several Major Websites: Included

Additional Services Available
Monthly Management and Print Ad Fee: $70
Price, Terms or Picture Change: $25
Comparative Market Analysis(CMA):$75
Transaction Coordination Fee: $795
Closing Assistance Fee: $795

Additional cost only if seller elects to accept an offer from a
Buyers Agent 3% of sales price,
OR 1% if the Listing Agent shows & sells
OR Seller requests additional services listed above.

Option A: This options is for a Seller that has enough knowledge to handle all the details of showing and selling themselves, as well as, of the Transaction Coordination and Closing.

Option B: Full Service Listing

Closing Fee: 1%

Additional cost only if Seller elects to accept an offer from a Buyers Agent 3%
OR 1% if the Listing Agent shows & sells.

Option B, If Seller shows and sells property, Seller does not pay Buyers Agent 3% or the Listing Agent show & sell fee of 1%. Listing Agent will represent the Seller's best interest, pre-approve Buyers, present all offers, and handle the paperwork, negotiations and details through closing. After initial CMA Seller may receive additional CMA's, 1X per month for only $25.
